Tim Johnson at Keller Williams was great. I know a lot of other first time homeowners who have used him as their buyer agent and liked him as well. He's very honest, which I think would help with finding a place in this tough buyers market.

I PMed you with a specific recommendation, but here's some public recommendations as well: Any flyer or newsletter you get from a Realtor with statistics about the local market comes from Gary Woods. For many years, he sent his monthly statistics out by email, but they're now on the web too: http://www.santabarbaraproperties.com/sbrestats/ The most useful numbers from his Charts and Graphs PDF are on pages 4 and 5. I specifically like looking at the Sales Price to Listing Price percentage (SP/LP), and the Sales Price to Original Listing Price (SP/OLD) percentage. This tells you a lot about how tight the market is, and what you can expect a home to sell for based on the price you see. DOM (Days on Market) is also a good data point. The best listing website is direct from the SB Association of Realtors: http://www.sbaor.com/ Redfin is active in SB, and also has a great listing site. Zillow data is okay, but definitely takes a back seat to SBAOR and Redfin. As UCSB faculty, you can and should take advantage of the programs provided by the Coastal Housing Partnership: http://www.coastalhousing.org/ Your employment with a CHP-affiliated company will get you some pretty good discounts on closing costs and the like. As for mortgages, I can give you a reference there as well, as I was happy with our broker, but as faculty, you may be eligible for the UC Mortgage Origination Program, which provides a below-market rate loan for faculty. Info on that and other options are here: http://www.housing.ucsb.edu/faculty-housing As for neighborhoods, a lot of it depends on what you're looking for. The hippest living is in downtown SB. With kids, you'll want to be a good school district. Generally, the higher up a hill you are (either north towards the mountains, or up in Hope Ranch and the Mesa), the more expensive the houses are, both in base cost, and size/quality. There are some gems elsewhere, of course, but that's the general rule. If you want to describe your needs, we can be more specific. Do you have other questions?
