Go to Charles Jensen in Santa Rosa. He is a kickass landlord/tenant attorney. Buy an hour of his time, bring all your documents, and see what he says. I'm a landlord. You can't charge tenants for normal wear and tear.

"Fair Housing Sonoma County offers free, non-biased services available to all tenants, agents and landlords who live in, manage or own property in Petaluma. Problems relating to rental housing such as eviction, 3-day Notice to Vacate, rent increases, unpaid rent, repairs, reasonable accommodations, damages, deposits, privacy, discrimination or lease and rental agreement questions." http://petalumapeople.org/housing/ They also have a Facebook page, according to the info at this site. Our son & daughter are facing a similar situation. It was made worse by the landlord calculating that he "might" want to sell convinced them to go month to month. Now he's put the house on the market & they have to get out by the end of the month. Talk about Scrooge! We lost our home in the fire so we're limited in helping. Pickings are slim and pricing is higher than they can afford. Think Legal Aid is stressed out and under staffed. They're having trouble even getting them on the phone. Something's got to give soon or more people will be leaving Santa Rosa for good.
