We used this guy for two rentals in a row now close in and one farther out in VA. Great guy and great places. Hit him up. http://www.northernva.com/webdata/webdata_national.cgi?cgifunction=form&fid=1318951191

Tony Coleman from Wiechert. He helped us by our first house. Very good. Would answer all questions very quickly at most all times of the day, very flexible in showing us houses, always on top of it telling us what we need to do next.

No realtor is necessary for finding a rental. Do your own MLS search. I like [MRIS Homes](http://www.mrishomes.com/). I use this handy [zip code map](http://www.zipmap.net/Virginia.htm) to find the zip codes of areas I want to live. When you find a place you like, phone the listing realtor and set up time to view the property. But if you want a realtor, call the folks at [Long and Foster Property Management](http://real-estate-services.longandfoster.com/Property_Management/Property_Management.aspx?sec=Renting). For over a decade, I've rented properties managed by them, and they may know of upcoming rentals before they're listed on the MLS. Good luck. edit: fixed html formatting

I actually own a townhouse I just rented out.
Honestly when it comes to renting there's really not much a Realtor can do for you that you can't do yourself on any number of the real estate listing sites like Zillow, Trulia, etc, except maybe show places where the owner is also using a Realtor to list (lockbox).
We posted our property on Postlets which syndicates to Zillow, Hotpads, Trulia, etc automatically and I would say 90% of people interested in our property found our place through those sites which have a lot of great features for searching and filtering.
I do think a Realtor is very useful when buying or selling a home and knowledgeable on local laws and rules of engagement between sellers and buyers but renting is pretty straightforward transaction relative to buying or selling a home.
Also a lot of Northern VA has military turnover in rental properties due to 2-4 year rotations and the number of federal and military jobs and bases etc. If you're looking for a longer term rental this website is useful even if you're not military. Most property owners there are just looking for responsible, stable and longer term renters

Good Luck with your search.
I just had a real estate agent call me to see if I knew anyone who was moving out of Orange Hunt because she is working with family who wants to move into our area. It...
