Yes the sander can tear them up. I am no expert whatsoever on this topic but I can let you know what we experienced. First off have the floors ever been refinished before? You can usually tell by looking at the tongue & groove. Were they painted? Our f loors had never been refinished before. They had approximately 5 different layers/colors of lead based paint on them, yikes! We needed a lot of heavy duty sand paper to get through all the paint just to get down to the wood. Once we did we stepped the sand paper down to a mid level, then went over again with a fine sand paper till they were nice and smooth. You have to be careful not to gouge them too much which sanders like to do, but you can buff out small areas by hand. 3 coats of glossy polyurethane and they were just gorgeous. Not perfect, we call that character in our house smile emoticon, but really beautiful. If you just have some varnish on them they were probably refinished in the past and you would just need to buff off the varnish and lightly sand and re-varnish. You have to make sure there is enough wood left to do this. I would definitely suggest taking some photos and talking to the people at Home Depot (or a professional company if they are willing to offer advice). They are really good at giving tips to help your project come out well. It's work, but it's a labor of love. Good luck!
