I second Michelle Blackford's entry. Chris Borth put us onto him several years ago and he's always been honest to say don't spend your money or decent on pricing. And it works!

we've used A&E Factory Service several time. We have a home warranty and that's who they use. Not sure about their cost though as we just pay a $50 deductible
