If you decide you want to do it yourself I just put a product on ours called Gaco Roof manufacture is Gaco Western. It's the only one that is silicone not an elastomeric like all the others. Never needs to be redone reflects heat better than any other coatings and has a 50 year guarantee

Build stairs for entry way, room additions, concrete, carpentry,Aluminum awning etc. Jack of all trades. Lives in Foothills area so he is close. If he is who I think he has done work on the places on the hill and does decent work and is cheap.
