We bought last spring and I toured a lot of homes sold by Matt Quagliano -- in general, I found both the materials and the agents who worked open houses on his behalf to be totally uninspiring. Sure felt like he put in the bare minimum effort.

I bought my home 5 years ago with Samantha Muscato and in the process of selling with her right now during this crazy time. She has been great to work with. Got us more then we thought the house was worth. Another company we looked at to sell was list1 realty which they list for 1% only with full service. We almost went with them, but we decided to go with Sam due to familiarity.

I loved our agent who works for Hunt. Very personable and passionate about real estate. Sounds like you have a ton of suggestions already for people but she was telling us it's really hard to list right now, they won't let the realtors in to get pictures etc. We're only able to close on our house because we rushed as much as possible before NYS basically shut down. If I see a home listed by Matt Q, I almost entirely write it off. I cannot stand how much he has cornered the market on North Buffalo, and his agents that run the open houses are often terrible. I've been to a bunch, and they have just been warm bodies to sit and stare at their phones. We hustled to get to an open house that was closing at 3, and the agent walked out the door and locked it at 2:40 - we approached and asked if we were mistaken about the time, and she was like nope, but I'm just bored. Come back tomorrow. I've heard good things about him personally, seems like a nice guy, but unless the house is a steal in a great area I will not buy from him.

As a recent buyer, my impressions of Matt Q. is that he lists a -lot- of homes in the N.Buffalo/Kenmore area that have been flipped. We went to a bunch of his open houses and never actually met him, and his materials seemed dated (i.e. his photo was pixelated and not in color, his listing printouts had outdated info on them). Because he was never there, he had a crew of people he'd hire to "watch" the house during the open house who were hit or miss in terms of getting additional info or being helpful to perspective buyers. I've had a much better experience with Red Door, HUNT, and others. If you're selling a duplex, you're already ahead of the game anyway in terms of selling.

My parents used Matt several times over 25 years. He is known for getting owners to list way under market value to get anybody in the door to look at the house. Usually ends in a bidding war and fast sale, but not typically at market value. He pressures you to buy his other listings too. He's all about volume and speed. I would only recommend him if you need a fast turnaround.

Two unit north buffalo homes sell themselves. You’ll pay 6% to two realtors if you have one sell it or 3% to just the buyer’s realtor if you do it yourself. If you have the time to do it on your own, you should.
I would research FSBO (For Sale By Owner) and see if you believe it’s something you can handle doing on your own. You’re talking a $7,500 savings on a $250k home if you can. With the internet making it easy to promote the sale of a house (Zillow, 2findyourhome, and other websites), realtors aren’t as necessary as they used to be.
Matt Quagliano does dominate the North Buffalo market. He is known for pricing homes a little low and getting people into bidding wars which is a turn off to some realtors, but he’d probably get you more for the house than anyone else.
