  Home Inspection and "THE" Inspector Where we are looking/shopping/making offers there are appx 11 inspectors... however only one has "God-Like" status (all the realtors recommend him, his reviews are pure untarnished gold) but he is 5-6 weeks out due to his reputation for thorough inspections. My question is in advance of needing him because we are still in the "making offers" phase of purchasing... when the time comes is it ridiculous to offer him extra money beyond his fee to attempt a bump in his queue? Mind you, not as a bribe but literally as a "could we get an inspection sooner and because of your schedule pay you $___ above your fee for the added workload?" kind of thing. I asked our realtor and she said she truly never thought of this but also had no clue. Bad idea, worth a try, good idea?

  If he can’t recommend someone else, then go to Ashi.org and start there. Some states don’t require an inspector to have a license to operator, so having a governing body like Ashi is helpful since they require continuing education and watch reviews and complaints. I’m sure this inspector is great, but I’ve had a few inspectors tell me that some agents won’t use them because they are “too thorough” which makes me suspect any inspectors that are recommended by agents.

  There are plenty out there. You can check for industry certification at ashi.org and nahi.org. My clients have used Donofrio Inspections in the past and been happy with them. If you are working with an agent, they should be able to offer you some options as well. Good luck!

  Check the ASHI website. www.ashi.org. There is a search engine on the home page. You can enter your zip code to find local ASHI approved inspectors. Ask them for a sample report. They can mock up a John Doe of one they previously did so you can see how thorough they are. I recommend one that takes pictures and uses a computerized program. No hand written reports. Your house is new, not much should be going wrong. Does the warranty company require an inspection? Not sure why you would do it.
