Any recommendations for a good listing realtor? So we are going to be selling our house in the spring and are hoping to find someone to firstly give us some advice on what we should do in preparation to sell (updates, replacements, etc.) and then to be our listing agent. Has anyone used a realtor for this kind of pre-listing advice? Is that something they will do as part of their listing process or is that a separate service? Should we even use the same person for both services?
We have never sold a house before and were pretty unhappy with the agent we used to buy this house so we are in the market for a good realtor. If anyone has any recommendations or advice for us, that would be awesome!

http://localityseattle.com Charges less than normal realtors and you get even better service since there is no huge company taking a cut. Trevor has won a ton of awards including Wall Street journal top 100 agent in the United States. I've done 4 deals with him (2 purchase and 2 sales) and would again without question if I was moving. Also he includes professional photography and I believe staging with his service. He will also come do a walk through in advance and give you ideas before you list.
