  [Tracey Komadina](http://www.centum.ca/tracey_komadina) of Centum Elite Mortgage was recommended to me by three people. I met with her last year to discuss the mortgage process and my options. When I decided to get serious about buying a place this year, she recommended several lenders to me. I selected one and, with pre-approval out of the way, I went house hunting. The experience with her was seamless and I've been in my place for about two months. Tracey took the time to explain everything and answered all of my questions. I intend to work with her again when it's time to renegotiate my mortgage in a few years.

  I used Collin Bruce, but I wouldn't use them again. By the time everything was wrapped up, 4 people had handled my file, and I think things could have been handled better. As well, if you are looking for a more personal touch and want to feel that your broker is really working on your behalf, you might be better off with a smaller/independent broker.

  Lili Peric with Dominion Lending is who I use. Also have a mortgage through the Collin Bruce team and they are decent. Lili was able to help squeak me by to get an approval on my second house where Collin's team could not.

  Another vote here for Collin Bruce/Dominion. A few people did handle my file, but I never felt like I couldn't get in touch with one of them. They got me approved when I had a fair amount of debt and no down payment (at the time - I was preapproved, by the time I actually got the mortgage some of the debt had cleared and I had my DP ready). It was a bit of a process, but that was primarily the lender's strict requirements and not anything to do with the broker. I have zero complaints about them. As for tips for a first time buyer - I didn't buy from a builder, I bought a 1946, so some of this may differ for a new construction home. Make sure you budget for your closing costs (inspection + lawyer, usually in the ballpark range of $1500). If you know you're going to be purchasing soon then get what steps of the mortgage process you can out of the way (i.e. I had to gather paystubs, notices of assessment, etc for the first home I offered on, it failed inspection, but the next time around all that paperwork was already submitted and good to go, so it sped up the process of being able to make an offer and clear the financial condition). It's a hugely confusing process with a really steep learning curve, so make sure you have various professionals who are patient and willing to explain things to you even if the questions feel stupid. My broker, realtor, and lawyer were all very patient and friendly with my stupid questions and it made me feel like I was in good hands and not just being fleeced.
