We didn't buy a new construction but [Crystal Mamchur](http://www.mortgageweb.ca/crystal) was recommended to us and she was great. Really knowledgeable, explained everything (sometimes like 3 times if she had to, first time buyers haha), overall just really enjoyed working with her.

I used Collin Bruce, but I wouldn't use them again. By the time everything was wrapped up, 4 people had handled my file, and I think things could have been handled better. As well, if you are looking for a more personal touch and want to feel that your broker is really working on your behalf, you might be better off with a smaller/independent broker.

Lili Peric with Dominion Lending is who I use. Also have a mortgage through the Collin Bruce team and they are decent. Lili was able to help squeak me by to get an approval on my second house where Collin's team could not.

Have used Collin twice. Both times got excellent service with no issues. Had one case worker throughout and if needed could easily escalate to Collin as required - though no real issues that warranted.

Another vote here for Collin Bruce/Dominion. A few people did handle my file, but I never felt like I couldn't get in touch with one of them. They got me approved when I had a fair amount of debt and no down payment (at the time - I was preapproved, by the time I actually got the mortgage some of the debt had cleared and I had my DP ready). It was a bit of a process, but that was primarily the lender's strict requirements and not anything to do with the broker. I have zero complaints about them.
As for tips for a first time buyer - I didn't buy from a builder, I bought a 1946, so some of this may differ for a new construction home. Make sure you budget for your closing costs (inspection + lawyer, usually in the ballpark range of $1500). If you know you're going to be purchasing soon then get what steps of the mortgage process you can out of the way (i.e. I had to gather paystubs, notices of assessment, etc for the first home I offered on, it failed inspection, but the next time around all that paperwork was already submitted and good to go, so it sped up the process of being able to make an offer and clear the financial condition). It's a hugely confusing process with a really steep learning curve, so make sure you have various professionals who are patient and willing to explain things to you even if the questions feel stupid. My broker, realtor, and lawyer were all very patient and friendly with my stupid questions and it made me feel like I was in good hands and not just being fleeced.
