I started seeing dept of corrections collection dept envelopes show up. Obviously for restitution. It was like 50 bucks a month. Few weeks later the tenant confided he did time in Worcester county prison in MA for domestic violence. I kind of shrugged it off and mentioned the background check came back fine, and he didn't really reply. I.e. I didn't get a sense it was dismissed or sealed from him. He sort of shared my surprise I think. I dunno. I want to run another background now with another company to see if it comes up. Just so I know if I need to switch services or not. Is it legal to run it anonymously. Would he find out I ordered another? Also, anyone have a recommendation for a different service that's affordable?

  I have a rental property that I’ve been fortunate to have the same tenants from the start. We are now needing to replace one of the tenants with a new one which will necessitate a new lease and tenant screening. However, the property doesn’t need to be listed as they were able to find a replacement themselves. Are there realtors who would be willing to help with just the screening and lease (no listing) for a flat fee? I understand how to properly fill out the TAR promulgated forms but the disclosure about it being void if not filled out by realtor has me a little on edge which is the reason why I’m looking for a realtor to begin with. Can anyone help clarify?

  I have used Craigslist for over 10 years while searching for and getting roommates. It was the best site I found to get reliable roommates. I tried the rest and never got anyone and had to pay for their services. I throughly vetted them using this site https://www.mysmartmove.com and made them sign a lease with a small deposit. In your ad be very clear on what you are looking for. DO not list your address, just the area you are in. Then have a list of questions ready for an over the phone interview. If the over the phone interview goes well, then meet them at a neutral place like Starbucks to see if you two are a good fit. Last show them the home and have them fill out an application. Make sure you check all their past landlords, income verification and run them through the Smart move site =)

I have an application which gives me authorization to request this information, however the services I've looked at so far require my to send the applicant an email to then give consent again and answer questions that I may or may not have the answer to. I've been able to easily find, check, and lease tenants by using craigslist (for ads), imgur (for photos), mysmartmove.com (for credit/background check) and the Arlington County web page for a standard lease. I either handle repairs myself or use a handyman. For bonus points, get a "property management for dummies" book
