On the strength of a recommendation by our (very well respected) lawyer, we hired Miriam to investigate our building rights on a house we were considering buying, and then to submit our renovation plans to iriyat Raanana. Miriam made grievous mistakes all along the way. Of course we didn't realize until we were well underway, but Miriam simply mis-read the existing plans of our house and told us we had considerably more space to build than we actually did. The net result was that we bought a house with approximately one full room less space than we thought - probably a $30 - $40 thousand dollar mistake.
She then partially made up for that first mistake by requesting a variance (leniency) from the iriya, which ultimately allowed us to get back close to where we originally would have been without her error. It still cost us a lot of money, but at least it was not irretrievably lost.
Then, Miriam continued to "delight" by forgetting to submit our plans, by mis-representing part of our request which led to another snarled delay in the iriya bureaucracy until things were worked out. And finally, after we actually received our permission to move forward on our renovation, she apparently forgot, or did not push, to get a final statement of the results, which caused another approximately 2 month delay.
I only give all this detail to hopefully spare some poor soul in the future from using Miriam. She was (and continues to be) a significant challenge.
