I would not recommend a realtor given your circumstances for the following reasons:
* You already live here and have an understanding of the region. You also know the general area where you want to be. A realtor is good at helping you figure out a new region, but less so if you're already knowledgeable.
* Realtors take a commission for finding and processing a tenant. Traditionally, it's one month of rent. Since most apartments in Troy are in 2 or 3 unit homes, having your rental income halved (or potentially eliminated if you live in the other unit) or reduced by a third for one month is something to be avoided. This also means that a realtor will generally shop for apartments for you that are near-the-top-of or over budget.
* If you're looking to move into a complex, start researching and applying now. Some places have waiting lists that should be opening up in May when students begin to leave. I think that's a great time of year to be looking for a new place. Since it's January, time is your friend.
Source: Am landlord in Troy and have used realtors in the past both to find an apartment and look for tenants. The realtor we used when we originally moved here was definitely trying to punch above our price range.
All of that being said, some of the units at the brand new [The News Apartments](http://www.rosenblumcompanies.com/property/501-broadway/) are reported to be available starting in early spring. It may be worth keeping an eye on. It'll put you on the edge of downtown and within a 15 minute walking distance of everything.

No need for a realtor for downtown troy, I promise! With that budget the bulk of major apartment buildings downtown would be available to you. Your best bet is to just contact The Hudson, West Side Management (Dauchy, Keenan, and River), and River St Lofts to ask about availability if you're looking for more of a traditional apartment. For an apt in a brownstone, start stalking Craigslist about 3 months before you're going to move. Rents around Washington park (and to a degree the rest of downtown) for a one bedroom are going between $1k-$2k for your typical recent updates with granite countertops and whatnot. Those typically list on Craigslist a few months before leases are up, the Washington park newsletter, or by word of mouth. You can still find cheaper if you look hard enough or make the right contacts (this means doing a lot of eating and beer drinking downtown:)).

If you had a really good relationship with your old real estate agent ask them if they have someone they can refer you to. Friends, family and coworkers are a great source. So are loan officers if you've started the process by talking to one. Asking here you might luck out and find someone but I'd strongly recommend trying to get a referral from someone that you know so that you know you are getting a solid person to work for you.
