Are you looking to buy or rent? If you are renting I would not go through 3 rd parties, know a lot of folks who got burned. It may take a little longer, but you'll find a better deal and usually land in a better area going directly through private renters, at least that's been my experience.

Table Mountain Realty is who I used when I sold my dad's place. You don't really need one who knows the trail system as the trails are state park. The Palermo area (barely south of Oroville so while I live in Palermo, I have Oroville address) is more foothill & above the flood/dam plane. Close to town but very rural.
