I don’t have any recommendations for either but note that if you conduct an inspection you are legally obligated to disclose any material defects that you do not correct to all potential buyers.
I’d also recommend having a real estate agent provide an estimate of value over an appraiser. Appraisers will cost more money to provide a number that may as accurate or possibly less accurate to reality than a real estate agent’s estimate. An appraiser has to follow rules, etc. that a real estate agent doesn’t when estimating value and often estimating value is more of an art than a science. The agent will do it for free if you indicate you will use them for the sale after renovation, otherwise they may charge small feee which will still be a few hundred cheaper than an appraiser.

Are you working with a realtor or agent of some kind? Usually realtors and agents have contacts, or at least have the knowledge to give you advice and recommendations. They want your property to sell, too!

I highly recommend having an HVAC inspection done as well. Most home inspectors only verify it turns on and not if the system is leaking refrigerant or has other major issues.

Extremely thorough. http://risaustin.com/ Yes, you are required to disclose anything you know but a potential buyer will do an inspection also and you will be required to disclose anything they tell you about also. There are limits to how much you can say you didn't know. For an Appraisal, unless you have a really unique property (and since it is a condo, I doubt it), there is no need to get an appraisal. Any Realtor can pull up sales data for your complex and together you can come up with a price based on how your unit compares.
