The one piece of advice I should have taken is go with a career real estate agent vs. a part-time agent. Career agents are more likely to make long term investments in clients vs. a short term/ part-time agent who might just be in it to make a quick buck on commission.

From personal experience, go to a bank or lender first. Do not waste time getting a real estate agent until you know what you can afford. There are a lot of additional costs beyond just the purchase price of the home, and if you don't have a large enough down payment, you can often be charged extra for insurance from your lender. In addition, there are taxes to consider, etc. Why do you want to buy a house? Is it simply to get out of your parents?
