My husband and I just bought our first house last year. Renee Gaugler at Wells Fargo Home Mortgage patiently walked us through the process and Nick Zimmer over at Cross Current helped us find our dream home. Those two work well together. If you have any questions, I'm happy to answer to the best of my ability.
Kyler H. replied:
The first steps can happen pretty much at the same time. Schedule a time to talk with a full time Real Estate Agent and a Mortgage Lender. I recomend talking to the real estate agent first because they can provide some good questions for you to ask the lender. Figure out your budget for what you feel you can afford for a monthly payment and discuss this with your lender as well. Once pre-qualified, you and your Real Estate Agent will work as a team to identify houses that will work for you. Your agent will provide you all the data to make a good decision on price when you decide to make an offer. I am a professional REALTOR in Bozeman and would love to sit down and coach you through this process. Send me a message and we can set up a time to meet. There is no cost to this and of course no obligation. https://www.facebook.com/983832345036095 Kyler Harris - Bozeman Real Estate www.kylerharris.com

My husband and I just bought our first home. Its best to start with a lender so that you know what your limit is and what you can afford. While there ask about the first time home buyers class. If you do it right away it is extremely helpful with the process and you also get lower interest rates for completing it. If you not sure where to start to find a lender call your bank and you can start with them:) After you get a quote find a good realtor to help you out!:) I highly recommend Jody Savage with Pure West!

Hi, my name is Debbie McEachron and I'm a Realtor at ERA Landmark here in Bozeman. The homebuyer's class at HRDC is a great place to get information. Definitely visit a lender to find out where you are financially. It will help you focus your home search. I would strongly suggest using a local lender rather than an online company. There isn't a lot of inventory and we are coming into a season that typically has more buyers so having all your ducks in a row will help you to be able to move quickly when you find something that you love. If you would like to sit and chat I'd be happy to help. Call, email or IM.:) 406-219-1109

Lender first! I used Renee Gaugler with Wells Fargo, absolutely loved working with her. Super knowledgeable, the process was easier than I expected, and i felt as if I didn't need to worry about a thing. Best home buying experience!
Kelley H. replied:
Pre approval is very important in today's market. Also, take a look at my Facebook page, Kelley Halle Bozeman Montana Area Real Estate. I'm always posting helpful hints for both buyers and sellers, and you may find some things there that will help you. Most importantly, in today's market, you need the help of a real estate agent that you trust. I've helped many first-time home buyers and would be happy to talk to you about the process. Many people don't realize that it does not cost a buyer anything to be represented by a buyer's agent, as the commissions are paid by sellers.

Nathan Goodman has tons of knowledge i would highly recommend him for helping you get into a house!

A good lender will talk with you about what you are looking for, how much you are willing to spend for your mortgage and then look at how much you can be approved for.
