I can't speak on prices or anything because it was handled by my landlord, but two guys from Mr. Water Heater replaced ours this week and they were super quick, friendly and accommodating.

I don’t think a loss in pressure would be due to a water heater. Your tank just holds water. If it’s not warm, we’ll then duh. A loss of pressure would indicate a pretty severe leak. My unprofessional opinion of someone that does real estate somewhat good.

It's super easy to replace one diy if you know what you're doing. *Supposedly* the health department requires a permit to do it but they really just want your money also, if you want the new one to last as long as the old do yourself a favor and replace the anode rod every five years or so. it deteriorates in a sacrificial way to prevent the inside of the heater from deteriorating.

i've used mr waterheater before. They were cheap, installed a brand name unit and got it done quickly. I've also used a local plumber, not mertz, and regretted not using mwh a second time because i got the same result for 300 more. Anyhow, no wrong answer
