You could do up to 50 pct with no monthly payments with Castle Trust IPS on 08009202001 AS for best lender there is none. Neither is lowest rate a good indicator for lowest cost over five years. It also depends on intention if releaseing equity for a short period need to check for ERC charges. BTL or RESI. You find metro rate yourself? If so recommend a chat to a broker. From memory Mansfield has one at 3.49% (but rates are not full story and can work out more expensive)

Thanks a lot Adam Hosker I will give Castle / Mansfeld a ring. I know what you mean about lowest rate not being lowest cost. For a mortgage for my company my legal fees were around £1800 and Metro Banks about £3500! It was ridiculous. Matt Naylor My n et income income (income - mortage payments & costs associated with properties etc) is around £34000 if annualised from my monthly position today. To the year end in April I think it will be closer to £26000. Do you have any advice as to how I can demonstrate my anticipated future income? Beyond showing ASTS, bank statements & expenses
