Real estate in burly has gotten light on the listings, driving up prices. But less listings, means more agents looking for action. Make your own informed decisions. Look at all aspects of home/condo ownership. Not just purchase price. Hamilton is cheaper as far as house prices, but higher property tax and vehicle insurance.

Consider not using an agent. On the buying side they don't do that much, especially considering the percentage they want. You can get a LOT of information on the good old Internet nowadays. It's not for everyone, but saving up to 2.5% plus HST on a six figure purchase isn't chump change.

Recently bought and sold using Andrew McLeod. He also helped a friends Aunt with their sale and purchase in and around the same time. He's a good guy, easy to work with and was willing to be flexible on commission structure. He ended up also helping my brother with purchasing a new build at no charge. Would definitely recommend him.

I'll give a solid recommendation to Greg & Dareen Kuchma: http://www.gregkuchma.ca/ They've helped us with home purchases in Hamilton and Burlington in the last 3 years, and they seem to know both markets very well. I've been at the table when he's been negotiating on our behalf and he does a great job for his clients, as far as I can tell. I know he's got some rental properties and works often with contractors, so he's got a pretty good eye for things to look out for during home viewings, as well as solid insights into the local markets, school systems, proximity to amenities etc. My wife and I were very happy with their services, for what it's worth.

I've literally never heard of anybody around here using a realtor to find a rental -- it's a small town, so there's not much of a market for that. If you're able to afford $1600/mo with deposit, you and your partner will be fine -- that's a bit above market for the size you're looking for. Googling around a bunch helps. Eventually you'll find something, just don't get too choosy.

I found an apartment on Zillow rather than Craigslist. There likely isn't as many as Craigslist but they're definitely not scams.

Google property management in Vermont and the results will yield a dozen or so companies that you can contact. Some better than others, but at least it’s a start. Yes you can also call local real estate offices. Many have rental divisions or can at least point you in the right direction.

If you are okay with living outside of burlington... you can probably save $300 a month on your rent and have a yard.
