Nest is a solid firm. I understand your desire to go local with a mortgage company, but I would at least price out the differences in cost with other lenders (find high rated ones on Zillow or something) so you know how much more you'll be paying. In most instances you'll pay a hefty premium for this choice, but will likely get better service. I would at least get some quote comparisons and let your local lender try to sell you on why his quote is better.

Devise a MAO before negotiations. Maximum Allowable Offer. When I do this, I usually see what comparable houses in the area are renting for, and won't accept the offer if the PITI (principle, interest, taxes, insurance) doesn't allow me to rent the house profitably. That way, if your future situation ever does require you to move, the house is an asset for life rather than a liability until it's sold. But however you decide to come up with it, a MAO is a must toward negotiating a price that is right for you.
