Can't help you with the repairs, however I recommend packing up all your dirty laundry and taking to The Laundry Room, next to O'briens in Brandon. When my laundry gets backed up, I head right over there. They are FABULOUS!! None smokers, they wash, fold, etc. WONDERFUL!
