my advice when selecting landlord insurance, ask what the bond is used for. some policies allow you to use the bond for clean up costs such as repairs, cleaning, carpet cleaning, lock changes etc. and then you claim loss of rent from when tenants stopped paying to when new tenants moved in less excess. Terri Scheer n Aon are policies that do this BUT some policies take the bond off the rent claim n then an excess leaving you more than 4 weeks out of pocket + clean up costs. It makes a big difference if you need to make a claim. Make sure you do your due diligence. Hope that helps.
