Is anyone familiar with industry standards on giving concessions to renters by property management companies?

Best bet would be the drive around, as these companies sometimes don't have a website or they don't post to the web of listings. The company I work with only posts outside the building, thus is the case for many small companies.

Avoid Pinnacle REM like the plague. All they want is your money and have a HORRENDOUS maintenance team (heats been on and off all winter, neighbor woke up with literal shit pouring on his face from some busted plumbing, etc.) They will fix things as cheap and as slow as possible. Avoid, avoid, avoid.

Hey there, I'd say check out the Zillow app. It's better than Criagslist, padmapper and the others because it's pulled in places that I haven't been able to find on any of the above mentioned sources and you can "draw" the area you want to be in. As far as small property management companies, I've had better results over the past 3 years with private individuals - which tends to mean you need to drive around. Best of luck

Call a real estate company. There may be some agents who would be willing to help you find a place. Property management companies often advertise in the MLS and an agent can show you any these. Please note, agents may be paid a finders fee of sorts from the property management company if you sign a lease on a home they showed you. Usually only around 100 or so, so it's definitely not a money-maker if they are willing to show several houses. Others may charge a fee. Newer agents may be more eager to assist to gain some market knowledge and get comfortable showing houses. Call several offices until you find someone will to help you. Good luck!

This first place they tried to set us up with wouldn't allow us to move in without $30 k in savings since we don't have jobs lined up. Apartmentguyz said that was pretty much the standard so we gave up with them. The place my friend recommended allowed us to move in based on our current income and $15 k savings. I'm moving out there in 2 weeks from the Southeast. Really excited! Good luck to you.

We rent from Real Property Management. I would not recommend them because of their ridiculous fees, random inspections, and all around incompetence of their staff. Look them up on Yelp; everything on there is true.

find the neighborhoods you'd like to live in. drive/walk/bike around them, look for "for rent" signs. call, repeat, etc. i see tons of for rent signs up around town. not sure if there are actual available apartments there, but worth a few phone calls...

Avoid property management companies. Their incentive is to not do any repairs and to squeeze both tenant and landlord. Most of them are run by slum-lords.

It may help you to use the search feature (if you posted on mobile go to the desktop version and search), these questions are constantly posted. Let me sum it up for you, if you are looking to rent anything for less than $2,000 and don't have a $1,000 or more just lying around to give to someone to do your searching don't even bother consulting these "companies". Many of these "companies" only represent the buildings they own, that is why you see only one or two properties. I know from previous postings there are a few independent companies, but they want payment up front and basically do a search of craigslist, something you can do yourself. If you search you should see postings where people were ripped off this way, spending $ for a list of properties you can find in a rental magazine or craigslist. I tried to get a company to contact me when I was moving to town, and the only call I received was from someone wanting me to wire them $900 site unseen. I believe it was Pennington or Premier Property management, I forgot the exact name it was 2010 when I contacted them. Basically, with the housing being so tight here properties are not staying on the market long enough for an independent company to set up showings.
Another thing is that these companies are doing a lot of bullshit legwork, so they only deal with super high dollar rentals, mainly for companies that have executives moving to town and such. Why deal with someone looking for a $900 studio when you can do the same amount of work for someone that can pay more way more? I know a doctor that was placed in a apt downtown via a Realtor that deals with rentals via the hospital I work at. Large companies and the rich mainly use these companies.
Now, I don't mean to be discouraging, this housing market is crazy (I assume you're not in Denver, if you are you know what I am talking about). I suggest the following. Let us know what you're looking to spend, what you want in housing, and we can suggest places for you to look. Best of luck!
