My favorite inspector is Procheck Engineering, inspector Alan Gibson is super great. He is happy to explain the thing to the DIYer like me that needs to be done... so I can fix it myself and make it right.

I provide my buyers with a detailed timeline that lays out when to schedule inspection. I also provide THREE home inspection companies that I've personally worked with, for my buyers to choose, however you don't need to use any of them, or you can go to https://www.homeinspector.org/ I would encourage you to schedule sooner vs later because an offer is typically 10-12 days to have the inspection complete, followed by your remedy requests, if you have any. We worked with two inspectors in our buying process. Dan Shields was who I would recommend. He was the presenter in our home buying class. He was super thorough and will explain everything to you as you walk through. The option to do additional checks(radon, sewer lines, structural) can sometimes come from your initial inspection if they know what they're looking for.

The second experience we had didn't have the same touch. Thoroughness and what not. If we buy again I'd work our schedule to meet Shield's.

If you are buying an older home, spend the money to have a plumber scope all of your lines. This will be separate from the regular inspection but worth it. I wish we had done this, biggest lesson learned from buying our house.

I’d recommend finding an inspector that is also a structural engineer. If your normal inspector finds something that looks off, like sagging beams or foundation cracks you're going to need to bring in a structural engineer for a second opinion anyway and determine how much you need to ask for in remedy or if it's bad enough to walk away. Getting a PE from the start can save you some time.

No recommendation for a specific inspector, but make sure a radon test is part of the inspection process.

I know the owners of Cap city and they’re great & certified inspector. Or we’ve personally used Dwane home inspection, he’s a solo inspector who is also an engineer.

Can anyone recommend a good plumber in the Des Plaines area...? I have used the major plumbing company in the area a couple times and was very disappointed.
