I'm not really recommending anyone but I will tell you my experiences. I recently tried two different inspectors(for two different houses) based off recommendations i found off of reddit. The two i used were sean shea@precision home inspections, and Paul Wilson@home inspectors ottawa.
They both had their pros and cons but this is the gist of it.
Sean Shea was very thorough and inspected every single electrical outlet, filled up every single sink and bathtub and watched them drain looking for leaks. He even poked his head in between the walls to see as much as he could. This is where he found vermiculite. This was someplace that I would have never thought of looking. He was definitely very knowledgeable but I'm not sure what his actual qualifications/certifications were. He would provide a PDF document a day after the inspection with all the information. $500
Paul Wilson had all the qualifications and certifications you could think of for a home inspector and listed them all on his website. He was definitely very knowledgeable and had the experience. He provided a binder with all the information at the end. He also brought along a thermal camera and would show you possible heat loss areas. He never poked his head into any walls though. I, however, felt that he had been doing this job for too long. He wasn't nearly as thorough as Sean. He's been doing it for 20+ years and he's getting old is my best explanation. $560
Personally, If i get a home inspector, even if they have the best experience in the industry and don't have to investigate issues further, I would prefer them to keep investigating to keep my mind at ease since i'm the one making the large purchase.
