You'll probably want a realtor to represent you for negotiations. A seller's agent is going to try to get them the most money. A good agent will also have finance contacts. Go to the bank and get pre-qualified. A buyer's agent doesn't cost you anything (the seller pays) and they are excellent resources. I've used Merriam Vater at Reece & Nichols for going on 3 houses. She's bright and works hard for you.
