Realtor recommendations? Looking to buy in Guelph and am interviewing real estate agents.
Any recommendations either for or against particular players?

I think there is like 500 Realtors in guelph most of whom will get good recommendations. I used joy chhina, nice guy, bought me a BBQ as a moving gift and a little later ran into him and he gave me a futon from his house cause I was low on furniture. Also randomly sends his clients letters with little gifts like moisturizer or spatulas or stuff this could be a pro or con. Heh. Always been a pleasure to deal with and had lots of good advice for first time buyer.

I used [Lincoln Farrell](https://www.remax.ca/on/lincoln-farrell-76383-ag/) 3 years ago to sell and buy a house. Very good experience. The house I was selling went for asking price, and when I asked the buyers (who I ran into at a later date) what made them go with my house over the dozens of other similar houses available in the area, they said it was a combination of all these little staging things Lincoln had us do that just made it look more appealing over the competition. To be honest I thought some things were overkill but they ended up getting us the sale in the time frame we needed to complete the purchase of my current house. The house I was trying to buy was being sold via Property Guys, and while they sellers were offering a commission to a buyer’s realtor, it was small compared to what a realtor would get buying from another realtor. I’d heard of realtors putting very little effort into, or outright refusing to deal with, FSBO sales but Lincoln handled the entire sale for us without hesitation and even negotiated a price below asking (and I thought the asking price was *already* low for 2015 Guelph). Overall I was very happy with Lincoln and recommend him to others. That being said, as people have mentioned on this thread, there are hundreds of realtors in the area and lots of them are undoubtedly very good. I only have experience with one, but it was a good experience. Good luck!

Bought three properties and sold one with Adam DiLoreto and Andrew Long. Fantastic and really tenacious—always great outcomes for us and they do a lot to earn their commission. Stay away from Kimberly McKee at Trilliumwest. On the recommendation of a friend, we met with her re: listing our home and she recommended we list well below market value (this was at the height of the Guelph market almost 2 years ago). When we pushed back based on neighbourhood comps, she told us those sales were flukes. We then went with DiLoreto and he listed the house for $100k more than her list price recommendation and sold it in 4 days for over asking. Either she has no confidence in her ability to sell or doesn’t know the market, but either way, steer clear.

Lesley Mumford at Coldwell Banker, Lincoln Farrell at Re/Max, and Rebecca Walker at Trillium West - I work in a related field, so I feel like I've met a lot of good agents, but these three are who I would personally start with if I were looking to buy. Aside from being functionally good at the job, choosing a realtor is very much about who you click with and who's on the same page with you about what you're in it for. Good luck!

We used Keith from building insights and were happy with his service. http://www.building-insights.com/ Our house is over 50 years old and he gave a detailed report in a binder full of his findings and general home maintenance stuff. Home inspections are very important IMO. Congrats on your home purchase.
