Your tax situation doesn't sound that difficult at all. I highly recommend you at least try Turbotax. You'll save both a lot of time and money. I rent out two homes and buy/sell a lot of stocks and Turbotax makes all this really easy. Just don't forget to deduct depreciation on that home you're renting out.

I'm a CPA for a small firm in Mission Viejo and I do friends and family returns for somewhere around what it costs to buy and e-file with turbotax (because prices firms charge are usually ridiculous and I don't have the overhead they do). I had some few questions when I thought about preparing mine but rather have someone who knows what they are doing take care of it. Mike was fast and thorough as well as extremely nice. His rates were reasonable too. I paid $90 I think. Might be a bit hard getting a slot with so many people filing now but it's worth a shot!

Saul from Farmer's on Garden Grove Blvd and Harbor. It cost me $50, since I only make pennies. My mom was $50, too, even though hers was actually a bit more complicated with support and inheritances and such. I think bigwavedave is probably referencing another Saul...but I'm going to say it's a sign you should see this guy. He was...crazy patient, even let me go home and come back, and then I had to leave a second time and when I came back he cut his lunch break short. I'm embarrassed by how nice and helpful he was.
