It is a tough process but it will take a lot of looking around and driving but you can also try HAR.com and several others. There will be people who don't call back as well so keep a good log and be ready for the serious ones who do call back. Also be aware of the landlords who have open house and collect tenant screenings for the application fees. You may want to ask how many people are in line ahead of you able to get the home and do you realistically stand a chance with the as to not waste your money. They make a descent living just collecting $30-$35 per adult on each application they accept. You are on the right track in attempts to work with someone you can trust. Good Luck...

Tim, you have got to go to Jet Lending's networking meeting held every 3 rd Wednesday of the month at Houston Texans Grille at City Centre (free food & beer). Next one is July 15 th from 6-10 pm. You will meet many seasoned investors, an amazing group of people! I'll be happy to point out the serious players there. Jet Lending are hard money lenders. Everyone there are incredibly knowledgeable and will help you analyze your deals so you don't make a mistake. I particularly love working with Alex Buriak, Devlin Neal and of course the owners, Johnny Hays and Eddie Gant.

Mustafa, MLS comps are the most accurate. When I see wholesalers using trulia, zillow, redfin, e-praisal or anything of the like as market comps, I cringe!!! Build that relationship with a realtor & make sure you pay them something for their time running comps for you after you close. Also, Clay Cahoon with Real Acquisitions has a nice database that you pay for like foreclosure lists, but you can definitely find off-market properties!!!

Tim Green, be extremely cautions with all the "mentors" out there. In my opinion you would get good deals if you spent your "tuition" money on marketing and sending letters/postcards instead of giving it to someone who will "teach" you how to get rich over night. Jeff, driving for dollars is a good way to start if you don't have any money to spend on your own marketing. Not only do you get to know the neighborhood you will also meet potential bird dogs. I definitely recommend using as many techniques as you can. Personally, I love sending letters, craigslist, and of course, online using squeeze pages.
