Kim Keith knows the neighborhood well and would often know of places that were coming on the market before listing. Chun Thomas with Castle lives on Pine Street and has several listings in the neighborhood.

I really wanted to buy in the Tree Streets last year, looked at several places and had inspections done on two of them, but they were both in poor condition so we backed out. It's a fantastic neighborhood, but they're asking like $125k for practically dilapidated houses that slum lords stripped, split and just totally ruined. Best advise would be to find one that was not used as a rental because landlords typically just hire handymen to do the bare minimum and don't even file permits for the work done to the property. The side closer to the university is unrealistically priced for the smaller homes or half-million dollar ancient mansions.
With the way the market has been inflating so rapidly I'd be afraid of the current valuation of the houses dropping after the bubble pops in 5 or so years. We have a lot of boomers flooding the market treating their poorly kept properties as some kind of last ditch delusional retirement fund, and a lot of unqualified flippers who are trying to make a quick buck.
Anyway, after over a year of searching I'd like to share a few things I've learned about the process. Note, there's no such thing as a perfect home, but there's definitely a lot of high-dollar issues that should always be looked for.
1. Always have a "Sewer Scope" inspection done by a plumber alongside your regular home inspection. You can save yourself 18,000 and a lot of heartache just by getting this low cost inspection done, and if the sellers are reasonable people then they should agree to the repairs, or at least cover most of the cost towards them in an escrow account. My brother bought a home two years ago and did not have this inspection into the sewer pipes done. He had old clay and cast iron pipes collapse and now they have to dig through the concrete floor of his finished basement and completely rip up his driveway to fix the issue, estimated to cost between 18-20k.
2. Never buy a flip. Doesn't matter how nice and friendly the flippers are, or even if they have a licensed business. Especially be weary of flippers who do not list their properties on MLS or offer their own version of financing for the home. It's a costly trap.
3. Never buy from a landlord, I've never seen a landlord owned property have proper permits pulled for work done to the property. It's a very high likelyhood that they've just had some unlicensed handyman looking for weekend work come in as do "good enough" repairs instead of a going with a proper contractor and keeping everything up to code.
4. Never use the realtors suggested Inspector. Sometimes brokers have handshake deals with Inspectors who will overlook defects in order to get the sale to go through quickly.
5. Always call the local Zoning and Code division for both the city and the county and request a permit history report for the property. This is especially important if you do go through with buying a flip. If they did a cheap fast job it's possible without permits, and you try to sell the property at a later point and it turns out everything they did was out of code then you'll be in a world of hurt.
6. Never put in a offer or accept a counter offer on a property that waives contingency on inspections. This is a disaster waiting to happen, but unfortunately some sellers think they can get away with it in a hot market.
7. Do get pre-qualified before you start looking for a home. That pre-qualification letter could be the difference between them accepting your offer over someone elses.
There are plenty more, but I'm tired of typing on my phone.
