We used Bill Fate from [First Choice Property Evaluations](http://firstchoicekc.com). He was very thorough, showed me everything he was doing, pointed out everything that was a point of concern (and why it was important), and was very friendly and personable.

The worst potential problems in buying a home are water-related and structural (foundation / construction) issues. IIRC, there are a few home inspectors out there who are also structural engineers - and they're better equipped to recognize things like foundation and structural issues than garden variety home inspectors. In looking at websites or talking to prospective companies, I'd ask them about their background recognizing structural issues and what they'll report on related to that.

Your realtor should be able to give you some good referrals for inspectors. Usually, a little water in the basement is not that big of a deal -particularly if it is a stone foundation, as those are designed to weep (although I know many people are concerned about it). It can generally be corrected fairly easily with proper drainage. Make sure the gutters are functioning and extended away from the foundation and make sure there is proper grading away from the house.

Romer is great--that being said if you have water in the basement get out of the contract now. No matter what they disclose or how they tell you it's fixed. It's just not worth it. Edit: This is just my opinion. I don't like soggy basements.

So we ended up going with Paul Romer of AAA Inspections and he was everything and more. He gave us a 47 page report on the house along with a summary of what he felt the top priorities were. He also gifted us our radon inspection. He also told us to call him on his cell any time, even after we own the house, and he'll look over any estimates for work or answer questions about how to fix things. Can not recommend this guy enough.

We used Homestead Inspections and were extremely happy. They spent almost a full 3 hrs with us taking us all throughout our house and explaining everything we didn't understand. They also took the time to answer all of our questions afterwards about prioritizing what needed to be fixed. Hope this helps, excited for you guys!
