First time home buyer Any suggestions for real estate agents or advice. Looking to purchase my first home or condo in Kingston.

In this town, never, *ever* buy a home that isn't already built. How do I know? Our contractor never finished the house we bought. We spent a year in temporary accommodations before the contract was cancelled. Also, Tarion home warranties aren't worth anything. Tarion works for the builder and does not protect the buyer.

I just bought my first home actually. PM me if you want more info or advice. It was a stressful process, but we're now finally settled.
What I will say is that please pay for individual contractors to do your inspections. I mean, get an HVAC, Plumber, Electrician, Well/Septic (as applicable), and other licensed professionals to inspect your prospective home AND make it apart of your conditions to have your inspections be satisfactory. The seller of the home we're in now tried to argue with our contractors, and we had to threaten to walk away if he wouldn't fix the obvious issues (He did). We splurged for that and we couldn't be more grateful.
Traditional home inspectors don't open anything, and just do a visual spot check, so they're basically useless.
Our realtor was fantastic, and she worked really hard for us, look up Michelle Kennelly. She's great.

Worked a long time as a legal secretary doing real estate conveyancing, but long ago, so no agents to recommend.
Never forget that the Real Estate agent is working for the Seller, not you.
Take your offer to a lawyer to review ahead of time. It's unlikely to cost you much, and many will even waive the fee if you are a first time buyer, as they figure they will have your business for life. When I bought my first home, the offer they wanted me to sign said "existing survey provided", had it changed to "mortgage suitable for financing". It cost the owner 9K, not me.
Fixing and remodelling may cost more than you think.
But every month you build equity, so I'm happy for you. Remember you are shopping for a home, not a house.

Invest in a land survey - the one that came with my deal was about 30 years old and since then the Conservation Authority has taken control of the entire property - as in, I cannot build or alter my property because it has since been designated as a flood plain, despite having never flooded. My neighbor however, floods most of the year - I can't imagine the mold!
Be aware that sellers no longer have to sign a document stating the property is in good repair - or any known issues have been voiced. In my case she concealed severe water damage that could not be detected due to lack of recent rain and very thick wallpaper.
Always get a licensed home inspector - there are actually very few in Kingston that are licensed!
Never go in with no conditions unless you have substantial financial backing and be careful of "AS IS" properties. If you aren't an expert, you may run into a huge expense.

Find out what area you want to live in, then find a realtor who lives in that area. Preferably a few realtors who live in that area and then interview them. If you have no idea what area you want to live, I've seen others ask here. Just list a few things you absolutely want (ie large yard, access to good transit, walking distance to a new school etc etc) and that may help you narrow it down once people give you feedback. Good luck, it's an exciting thing to purchase your first home!

I'd recommend Callie Warren and team, and Raquel Welch for mortgage. Super easy working with them both. Found what I was looking for in less than eight weeks. I looked at about five houses, and one open house before finding the one. I had to buy my house in Kingston from Ottawa and their communication over email/phone/occasional meetings was great. I really hated realtor.ca and whatever program that Callie used to share listings was a lot better to navigate and houses came up faster than realtor.ca, I think anyways. Working with them was a dream.

Do your own due diligence: Research on the various neighborhoods. Scan realtor.ca like crazy. Get an idea what stuff is listing for. Then figure out what you want/need/ can afford That way when you talk to your agent you can give them a good picture of what you want and dont want. Choose one who takes the time to walk you through the process and make sure you understand everything. Budget for more costs in the first 6 months than you expected atleast 30%
