You may want to get a Home service plan. We have one through Total Protect and it covers everything in the home. when something breaks you call them and only pay a serve fee of $75. If they can't repair it they replace it and it only costs the $75 fee. It covers electrical,plumbing,heating,air,water heater,all appliances even ceiling fans! Go to www.totalprotectgold.com to learn more. We had them put the fee right on our mortgage so we don't have to worry about it.
