I can recommend a trust company -- Raymond James. They have local reps and don't charge a yearly fee to hold real estate in a trust. Most trust companies charge about 6% of the appraised value of a property each year. The only gotcha is that it has to be a primary residence and they will only hold one property fee-free.

Expect to pay a couple grand for this. Second note: make sure if a trust is setup, and it's not a living trust, you ask the attorney what the annual filing/tax compliance requirements are. I've had clients come through where they paid an attorney to setup a trust to protect only $100,000 and didn't bother to tell them they would need to hire a professional to file an annual tax return. At that point you might be paying more for compliance than you'd ever save with the trust.

explore the options because if they put it in your name you may have to pay taxes but if they die and give it to you you get the bump up value at the time of death. You don't have to pay estate taxes on a certain amount (unknown what that is)
