I use the proper equipment (diamond grinders) to prepare the floors and only use industrial quality coatings - no DIY or big box store kits. Our floor coatings have a lifetime guarantee against lifting or peeling from the concrete. Nearly 40% of the floor coating jobs I do, involve removing a failing, inferior product.
