Whatever you do, DO NOT buy with Caroline Mathes from KW. She's not that great. Doesn't take her customers seriously.

Cheryl Largen. As a first time buyer it was hard to find something what suits our needs. Money wise and specs. Out of our mismatched answer Cheryl was able to gather a needed information and started bringing houses to check every weekend when WE had time until we found our house. Suggested a loan officer with whom we worked before(small town, right?). Helped with refinance a few years later. Totally reliable realtor! P.s. also gave us some HomeDepot $100 gift card.:-)

My wife and I highly recommend Gaven Holcomb or Tawny Garrick (they are a team) from Desert Wind Homes. They are a young, fresh team- very professional and diligent. They found us our home within the week and made the entire process happen seemingly perfect. We have referred them to a couple of our friends who are in the market to buy a home right now as well because we were truly THAT pleased !

Gary Edwards at Dickson realty is hands down the best real estate agent in town. His mother and aunt were both agents in town and my family and friends have bought houses from them for generations. I have three family members, plus myself, that have bought houses from Gary. He is kind, patient, and really knows his stuff. He has never sold someone a house just to make a sale. If the house is a bad investment, has obvious problems, etc he will tell you. He asked for a second opinion on an inspection for a house I was looking at and good thing too because the foundation was a mess and ended up cracking and leaking during those heavy rains we had this year. Without him I would have ended up with a flooded basement and a large bill! He also goes above and beyond for clients. He has helped family members of mine move out of their homes, watched their pets while out of town, and even negotiated a property line dispute with the city for a family member! I can't recommend him enough. http://www.dicksonrealty.com/agents/24043-Gary-Edwards

Do it yourself and negotiate the 3% out of the final price. It's not that hard to do on your own regardless of what the hack agents tell you.

I'm pretty sure that Zillow and Redfin realtors offer a 1% reduction in their cost to the seller. I know you as the buyer will not see that return but you can leverage that against the closing costs or final price.
Can anyone recommend a good realtor? My husband and so are looking to buy our first house but aren’t sure who to go with.

Gary Edwards with dickson realty. He specializes in first time home buyers. Helped mme and my wife buy a house then helped my parents buy a place 1 year later. My kids loved hik and we still talk to him after almost 3 years.
sierra400 replied:
Look for someone who is a FULL-TIME buyers agent that will focus on you and your buying needs, or if they do both buying and selling then ask them how they would handle a situation where you were interested in a home they were the listing agent on. Don’t go with any real estate agent who works only part-time, this market is too hot for that. You need someone who can get you into a showing ASAP. Once you find an agent you jive with ask them to recommend a lender to you and get your loan pre-approval with them. Typically agents have a close relationship with a lender that can make your home buying process go so much more smoothly/quickly. Good luck! It’s crazy out there right now. Prices are the highest they have ever been.

I have purchased 2 homes with John Ruddy of Coldwell Banker Select. He teams up with a broker, and they were able to do some very complex financing for us. They are a great team, and John is very communicative and available. My mom gave him a thumbs up, so there is that also. John D. My agent was fabulous, did everything I asked and didn't try to show me properties that I would not be interested in.
