Try hotel tonight if you're booking same week - usually have some good discounts; though not sure how covid has affected that.

Nice one doesn’t mean cleaning thoroughly. It’s up to the individual property. The best way to get a discount is to have the brands loyalty account, as you can usually score a cheaper room rate. Other than that, you’d need points for the free stay, which varies depending on property and date.

The only reason to prefer one brand over another if you have an established loyalty status. If you're worried about affording it, there are plenty of 1 or 2 star brands that will be as clean and cheap as Hamptons. 2 stars is about as low as I will go, and only when it's much more convenient than my usual Hyatts. Never had any worry about cleanliness. As far as finding the best rate, just Google hotels by city and you can find the tier and rate for your liking. Not much discount beyond those
