She has to give legal written notice, a text doesn't cut it. Certified letter to prove you received it... just say "hey, I think we need to sit down and CALMLY discuss the situation and see if we can work something out." Meet in a public place and see if you can find someone neutral that can also be there to serve as a witness. If you come to an agreement, write it down, Google "rental agreement forms Washington state" you can probably find something cheap or free that can be filled out. Did you pay any deposits? Are you paying utilities? Are they in your name? if she really wants you out say CALMLY "Look, I understand you no longer want us to rent your property. I don't want to add in the cost of attorneys at this point, it would get really expensive for both of us. Give us 45 days to locate and move to a new place." I'm sure she'll freak out, but bicker back and forth until you get the minimum of 30 days. If she insists on less than 30 days ask her to read up on landlord tenant laws then get back to you.
