I don't install the stuff (yet) but I have been doing commercial/industrial HVAC design for 20+ years. A mini-split or ductless split is the right choice. I would most definitely choose a brand that many would consider "too high" but you get what you pay for. My first choice would be a Daikin system, then Misutbishi, LG, Samsung or Sanyo. I will say that you want the COMMERCIAL version of these systems (Daikin does not have two 'levels', all of their products are commercial-rated.) You want a P-series Mistubishi, not an M-series. You also want it installed by a professional contractor, not someone with an Astro van and some lettering on the side. I would ask for a contractor that has a commercial Conditioned Air License (and they should have a current Federal Refrigerant Handling License). You are going to have to have a 20 or 30 amp 240v circuit run to the outdoor (condensing) unit, refrigerant piping run from the outdoor unit to the indoor unit and a condensate drain from the indoor unit to a floor drain or to outside. I would make sure they insulate the condensate piping/drain line. Also, on a mini-split, both refrigerant lines should be insulated. Make sure the insulation is in good shape with no tears or splits before you pay them. A good idea if the refrigerant piping is in the direct sun much is to have them paint the pipe insulation with 2 coats of UV inhibiting white lacquer. This will help retain the integrity of the insulation...otherwise, it is pretty much gone in 3-4 years.
