Realtor Recommendation? I currently have my house on the market, but I am not sure how pleased I am with the job my current agent is doing. Any recommendations?

I think when a realtor lists a house they just sit back and wait for another realtor to actually sell it. Do nothing and get half the commission.

I would recommend Matt Fowler over at Semonin. I have known him for a long time and is selling my parents house right now. He will work hard to get your house sold and for the best price.

Debbie Foreman from Rainey Jones & Shaw is amazing. I've recommended her to everyone and I always hear back about how happy they've been with her. She's the best.

I wish I could help. I'm selling my first home, which I've lived in for the last 10 years. I have zero experience with realtors prior to this, so I have no idea what to expect. Here are my current concerns, which I fully expect someone to come along and tell me are typical.
Complaints:
-Lack of communication. This is my big one. I never hear from him after a showing unless I call. I haven't heard from him now in 10 days, since our open house finished up and he called and gave feedback. I addressed this point with him once and he said he'd call at least once a week to check in and report progress. Hasn't happened.
-I'm not happy with the pictures. I don't think they show off the rooms very well. He's got strange angles and bad light.
-He doesn't market it at all. I see a facebook post once every 2 weeks advertising it. I had to call last Saturday because 3 weeks had gone by and all there was was one sign in my yard. Nothing at the entrance to the subdivision or nearby pointing the way. I understand not much traffic is generated by yard signs, but at least let drive-by's know there is a house for sale on my block. He's literally put in on MLS and forgot about it as far as I know. Again, back to the communication thing, I could be wrong, but he's not telling me anything.
-We haven't had a call, interest, or showing in 10 days. As a fresh house on the market that I believe is appropriately priced for the neighborhood, I feel this is bad. But maybe i have no idea what i'm talking about. Either way, I wouldn't know, because he hasn't called me at all to address it.

I highly recommend Steve Ames over at Keller Williams. He was our realtor when buying a house, so I can't speak from selling experience, but man he busted his butt nonstop to help us find the right house. I have no doubt he brings the same work ethic when listing a house. Always made himself available and was just all around super helpful. I can't recommend him enough.

I've heard that a woman I know, Kim Alexander, does an excellent job. I can't speak from personal experience, but there are constant posts on her Facebook telling her how appreciative the buyers/sellers are

For me, the sellers agent's hard work was at the start helping me figure out what needed to be done to the house, taking the pictures, deciding a price and getting it listed, and then again at the end helping with the negotiation, counteroffers, closing paperwork, etc. The time mine spent on actually showing the house was small and he didn't seem to have much of a way to influence it. He did have a system that would send me an email every time there was a showing and the agent that showed it would answer a short questionaire, so that helped keep me comfortable on the communication side even though I wasn't getting many updates directly from him.
From what I've seen, open houses can help sell your house if you have an awesome house priced right at the market price, since it seems to push people to make a quick decision since they know (if your open house is busy) that other people are interested as well. If you have a "meh" house or price, I don't think they are going to be anything great other than if you were ONLY showing the house during open houses because you couldn't keep it clean/available/whatever during the random hours agents want to show it.

We had an amazing experience with Debbie Bruenderman from kentucy select properties. She made some recommendations - landscaping and a couple other things. We did them, cleaned for a couple days. She had a professional photographer come take pictures and they turned out great. This was not an expensive house. We were relocating and a quick sale was key. We sold it to the first people that looked at it. We had an open house and 30 people came when we were already under contract. We closed 25 days after listing. We did our work, she did hers. The house is a 50s house in fern creek and was pristine. Selling a house sucks. When you are selling, it is personal because it is your home. When you are buying, it is usually your biggest purchase and so you want to make sure you are getting a good deal and are covered. Realtors do have a role in that, in my opinion. For the buyer, it is all upside. For the seller, it hurts! You should get some satisfaction out of the big fee you are paying. Interview realtors, they should have suggestions for getting ready for market as well as a marketing plan. Good luck.
