Sounds like we had the same realtor. I highly recommend Robin from Amerispec Inspection. He was the saving grace during the process. VERY thorough, patient, and attentive. Took his time to explain the entire process and clarified any questions. I have recommended him to all my friends.

We used David Asselin Inspect Buildings Consultants Inc. His knowledge of construction and his attention to detail meant he found things I would never have seen despite being in construction for decades myself. Cannot recommend highly enough! My realtor connected us and I’m so glad he did.

Could any expert realtors/RE law chime in? Could one get a furnace cleaner/drain tile cleaner to come in during an inspection to service pre purchase? You probably want to get it done to a house you are buying anyway, and they always give a great summary of estimated life and service issues.

Do you have friends in trades? They would be more beneficial than a home inspector. Check roof yourself, look for water stains in basement to see if exterior drainage is flowing. Find a checklist online and go through it. Homes, used and new, all have issues. Inspectors point out the easy to see problems, they can't see what's beneath the surface.

As a non home owner my only experience with Home Inspectors was watching some of this guys [videos](https://www.youtube.com/channel/UC_oQ6 vAc_Mku_G5 li4 eUjAA/videos) for a bit a few months ago. He's local. Even if you don't use him it might be interesting to watch.
Does anyone in Prince George know of a good litigation lawyer? When we bought the house, the real estate agent didn't disclose that the house was formally a drug house...

I doubt legal aid would cover a file like this. Try Richard Gibbs or Charlie Fletcher or Garth Wright. There may be expenses upfront but upon a successful litigation you could get your costs covered.
