Make sure if you are getting drawings done that you are clear yourself that the design is PD and that they meet building regs requirements. For planning it is the homeowners responsibility to ensure no consent is needed. Good luck in getting the building done. Oh, you can check www.planningportal.gov.uk and tdc can confirm for free if scheme is PD too.
