Ari Zipper - In order to help, I need to understand why mortgage banks refused giving 500K, and only offered 300K, knowing the reason might lead to solving it. In addition - many bank offer loans of 100K-150K to joing the bank: Discount, Igud, Yahav. This might bridge the gap.
