We used a guy called Simon Lack from Ocean estate agents (we didn’t buy the house through Ocean, it’s just who he works with). Nice guy, free service, would definitely recommend. Steve Mears in Clifton. Top guys. Excellent deals. We've used them four times now and they've waived the fee the last two. Will continue going to them for all future purchases and remortgages

Recently used [Paul](https://yourspacemortgages.co.uk/) who was really helpful because mine and my partner's income is varied and slightly complicated. Doesn't charge any fees and lots of useful insight into the process as well!

Seems like there are alot of good recommendations here already. I'll throw key stone mortgages in as they were great for us. I would also say that a good solicitor is perhaps more important when you get to that stage. We used the one recommended to us by Andrews, DC law and they were awful! I wish we searched for a better one now as their reviews were also pretty awful.

Start with high street banks - Halifax, Nat west etc etc. They provide the lowest/best rates. If for some reason you dont have a deposit or bad credit (moving towards sub prime) then you will need to move down the chain - ending with Financial advisers - nothing wrong with them but more expensive, they need to go to the banks etc to see what products are available, and will get the worst rates, although to be fair if you have a decent deposit and good credit it will be fees etc that you will get stung on.

Used Tom at Dupree Mortgage Solutions after a friend recommended him as an advisor. No fee, just the commission, but he was lovely and made the process easy. Cane to the house instead of us having to go to him too.

I went with London and Country, they were free and for the most part efficient. They found me a cheap mortgage. They're based in Bath so if they need documents asap they are not a million miles away.

We used L&C. Our circumstances weren't straightforward but I felt they were efficient and moved quickly. I used them again for our remortgage.

Worth having an introductory meeting Matt Colley of Moving Experience. He is an advisor and independent, but found my wife and I a great provider for our circumstances and needs (budget, being a company director etc.). Also did most of the application and chasing work :)

https://www.themortgagebrain.net/ I used these guys based in Gloucester. Ask for Mary, she was my advisor. Had my submission done within the evening and made it extremely easy. We had quite odd circumstances too due to visas and other properties. Valuation done and offer made within 3 days.

Kevin McDonald financial services. Great bloke who knows his stuff. If you use Property Centre or any Estate Agent broker you will pay around £300 on top of anything you fork out. Never use an Estate Agent. Always go independent or failing that shop around the banks/building societies.
