Mortgage professional here. The VA loan aspect gets handled by your mortgage company. The only aspect of that the realtor has involvement in is, not every seller is willing to deal with the hassle of a VA/FHA/USDA appraisal. Those loan products are significantly stricter on home guidelines that the home must meet in order for you to obtain financing and not everyone is willing to work with those guidelines. My company has recently worked with a few pretty good agents up that way and I would say that Steve and Karen Freebery with Keller Williams. Currently working on another deal with Renee Spruiel who is with RE/MAX has also been very good to work with.

Locally, successful agents sell between 20-50+ properties/year. I suggest Googling any prospective agent - testimonials and a proven track record are highly relevant.

I worked with The Kat Geralis Home Team Keller Williams in Wilmington on 202 after the previous agent team I hired was sub par. Her and her team were phenomenal. My husband is active duty. We did not want to go the VA route so if you decide not to we went through Wells Fargo and they were easy to work with ( I had used them for my previous loan).

Talk to Dave Landon. I’ve used him and all of my friends have as well. He’s always been fair to us and not one friend has had a complaint. I was the first to use him, but since then over a dozen of us have. Really good guy who won’t pressure you and who will actually listen to your needs. Note - I am not related to him nor do I get kickbacks, he’s just been great to work with
