Recommendation for a home inspector? Hi. I'm new to the real estate market. Obligatory comment about how terrible it is in Victoria. Nevertheless I'm considering buying...

Look at this guy thinking he gets to buy a house with conditions....

Another vote for Bloodhound. Younger guy and I found that he invests in cutting edge technology which is a good sign in an industry where things can become stagnant. Inspection went well and in fact the only thing that he found wrong with the inspected properly was the exact thing that failed several months later. So it was not unexpected. Solid service.

I used [Coastal Home Inspections.](http://www.homeinspectionsvictoria.com/). He was incredible, meticulous, and we got a super detailed report that was about 78 pages long with pictures of every conceivable thing that he could find and what sort of risk he thought it posed. My house is around 120 years old so it was super helpful to have, but my realtor mentioned that he'd known people to use that guy and get freaked out by all the stuff he would find, even if it was just little cosmetic things. Personally, that list has just become our to-do list of maintenance and the only two major issues we were able to fix ourselves easily right away (did NOT trust previous homeowners, decided we'd do a better job. Ha)
I've used Garth Anderson of [Insight Home Inspections](https://4 insight.ca/) in the past. Really good guy and had a solid rate. Very pleased with his level of attention to detail.

I went with Bloodhound due to their exceptional reviews on Google and I had a great experience. I was able to pick the type of inspection I wanted for my condo (just my unit, whole building, etc). Everything went smoothly and I got a copy of the photos and comments emailed to me afterwards. Can't remember the fellow's name but he really seemed to know his stuff.

[Gary Pigeon!](http://www.gpiweb.ca/gpigeon/Home/tabid/13701/Default.aspx) Quite thorough and reasonable price. Very satisfied with his services. Good call on keeping a level of independence!

Avoid Inspectech. They did the inspection ahead of time without us and missed/got wrong some majorly obvious things (ie. wrong type of plumbing material -house was done in copper with one or two plastic fittings on replaced sinks, said whole house was plumbed in plastic, said our stove wasn't properly vented to the outside, when it actually was etc.). They gave us our inspection on a DVD (!?!).

Hired Don from www.victoriabuildinginspection.com back in December, and I was really happy with this work and he seemed like a really nice guy. I was looking for someone with a lot of relevant experience, not someone who just took a home inspection course, and he definitely fit that description. I also appreciated that he was willing to respond to emails very promptly even at 11PM.

We chose [Crest Building Consultancy](http://www.crestbc.ca/) after receiving recommendations here and on HouseHuntVictoria. By far the best inspector we've had: meticulous, informative, experienced, and helpful.
Lee Williams Couch, Partner Lee Willliams Couch, Sales & Parter with Shoreline Texas Real Estate. From San Antonio orginally, went to AHHS with her, family were TBC members and donated the pulpit and offertory table when sanctuary opened in 1959 (if memory serves me correctly).
