My realtor has been amazing, negotiated a great price for my purchase, even lower than my low limit. The service during and after the purchase had exceeded my expectations. This was my 3 rd purchase and he was way better than my 2 previous realtors. Paul Rouillard. Hands down. I can speak as a client that just recently bought a property in Windsor.

Karl Melinz the lawyer in town of Harrow did some research for me recently. He said be very careful when you mention beach rights as most times there are NOT any. The must be on deed if they have them.

You’ll have trouble unloading it unless the elderly are your target salespeople. It’s noisy like an apartment. Condo fees are $200+ Cliques on boards control everything and form alliances. No complaints for the first ten years. Two couples moved in and took over. Actually afraid to leave my condo in case I run into one’s threatening husband. Steer clear. A better investment would be a small home in Riverside. Prices will only go up as bridge construction nears. I can’t afford to move as I’m in a wheelchair and had it built for me. I can only hope her husband pops a heart attack that confines him to his place or forces him to move to a nursing home. Youth is on my side.

You could always try looking for a townhouse, although they wont be on riverside drive. If you buy one that has a condo corporation your condo fees will take care of lawn cutting and snow removal and AFAIK our condo fees for the townhouse were $70/month. As for Real Estate agents check out [Joe Conlon](https://www.royallepage.ca/en/agent/ontario/windsor/joe-conlon/36359/). He got our house sold in less than 4 days and the man works extremely hard for his clients. Whatever you want to buy hes your man.

Mortgage rules have recently changed, and interest rates have hiked.
On the one hand, this means you are going to have a tougher time getting a mortgage (assuming said mortgage stretches your finances), and then paying it off due to the interest rate hike. On the other hand, this probably cools the housing market a bit, which means you might have a better chance at finding a condo you like and getting it at a lower(ish) price. So it depends on how much you're looking at buying and how soon you can pay it off.
The biggest factor right now is probably NAFTA. Depending on whether the agreement supplies, Windsor will either carry on business as usual (with greater confidence in home buying), or is going to be completely destroyed if the NAFTA agreement is scrapped.
As far as condos vs. house... in Windsor, rental prices and condo prices are pretty similar to house prices (somewhat unique in this sense)... so in that case I'd almost always go house. Unless you're super lazy and can afford the maintenance fees, and you get a sweet condo overlooking the river, I would go for the house.

I would pass on that building personally, The finishes are not great. I purchased a condo at Victoria Park Place for over half the price and renovated the entire condo. The resale at VPP is very good as is renting it out. For that price I would pick up a house in Walkerville or a condo at Victoria Park Place
