We had roots in our pipes and they had a chemical that they put in the drain and we couldn't flush for 12 hours. It disintegrated the roots and cost about $200-$300. Can't remember... We used Mike Diamond. U should get a second opinion before spending that kind of $. But if it is legit, homeowners ins should cover it.

Make sure you get a Noritz brand and the plumber is train by Noritz. There is a difference on quality. The only draw back you will need to get a bigger gas line feed to support and the flue needs to be all aluminum and it is not cheap. In addition they require you to clean annually due to the fact it does not have a traditional tank to hold all of the sediments which will gum it up. Plus and minus to both systems. We have two tankless, one commercial and one residential and aside from yearly maintenance, they have worked fine. On the down side, if power is out so is your hot water unless (as correctly pointed out) you have a battery backup. Tankless DOES NOT mean "instant hot water", so don't expect it. Initial installation is more expensive than tank but you don't have the massive tank in your garage if space is a concern. It does require additional stainless steel piper and venting. Tanks are cheaper, easier and quicker to install and don't require power. Plus, if you need water in an emergency, you have 75-150 gal sitting in your garage. On the other hand...when they leak, you have 75-150 of water in your garage. We used Plantinum Plumbing for both installations and maintenance. Good luck!

Just had a larger Noritz Tankless water heater installed by, recommended above, Darrel at Starr Custom Plumbing. He did a fantastic job and very reasonable. Everything he promised, he provided and was there when he said he would be. I still have the smaller tank for a home under 3,000 sq ft if anyone is interested. The one drawback that we have experienced after having the tankless for four years is being to have it de-scaled every six-to-eight months but you can learn to do it yourself if correct piping is included (something that Darrel added for us) I would also suggest NOT putting it into your attic. Even though we have the shut off valves, etc it is still difficult to get up there in an emergency or needed maintenance. Starr Custom Plumbing, Darrel(714) 865-5660

Toto is nice, Kohler Cimmaron too, American Standard Champion is a nice flushing crappper as well. Don't buy a $90 toilet unless you want junk.

The only toilets I recommend are the following: Toto Ultramax II - 1-piece, ADA, softclose seat, 1.28 gpf, awesome flusher, computer-engineered trapway, Sanagloss antimicrobial glaze treatment, and a beautiful design: List price $700 ish. Toto Drake II: Same as above, except 2 piece. List price $500 ish. $90 is a joke. $250 is a cheap toilet that will ultimately get replaced much sooner than those I list above.

About 5 months ago I installed a "KOHLER Highline Classic White 1.28-GPF (4.85-LPF) 12-in Rough-In WaterSense Elongated 2-Piece Comfort Height Toilet" and it was probably the best purchase I ever made. Got it for about $200 at Lowes. Hasn't clogged once, very comfortable, well made, low water use, looks decent, took maybe a half hour to install, made in America. Highly recommend it. I considered going the cheap route, but then I decided this is a very important plumbing fixture that I always want to function.

The flush ratings are more important than brands...some Kohler toilets are worse than off-brand cheap units. Home Depot has simplified flush ratings for the models they sell. You can check the original source by going to http://www.map-testing.com/, you'll need the model number. Good luck!
